I've been quoted $125 per sq foot for a second floor addition which includes roughly everything except probably cabinetry and faucets and fixtures.

IF you could post some of the companies who gave you quotes, particularly the lower quotes, that would be great - considering we are doing half of your project.

We are in the initial stages of doing this, too (also in Silver Spring) and quotes have been 200-250K to add a 900 sq foot second floor and reconfigure the first floor, including a new kitchen and half bath on the first floor.

I dont know what you mean by "he saw me coming" but I am not stupid enough to pay something like this, bc clearly this estimate is insane and I said I would keep looking for more reasonable quotes. We did some work to our kitchen when we first moved in and got quotes from $15K to $60K just for labor so I know there is a huge range.

We bought the house for $500K 2 years ago.

That's really high -- especially given it isn't a high end reno.

Your contractor has basically told you your job is to small for them and this is what you need to pay them to make it worth their while. You can definitely get a cheaper quote elsewhere.

OP again

The addition is only going over the side of the house where the bedrooms currently are with the bathroom directly above the current bathrooms. Nothing high-end is considered in the price. They estimated flooring at $5 sq ft, $1500 for vanity, $700 for bathroom fixtures, etc.

No work will be done to the first floor, except the stairs.

Just got an estimate from a large contractor (Landis construction) - $225-275L for approx 600 sq ft including a 4 pc bathroom. The plans alone are $20K. This is in Silver Spring. He told me that going with a smaller operation would probably be a lot cheaper. I am going to continue to get quotes. If I find someone good and more reasonably priced, I will post it.
