Hire a contractor for a day and have them inspect the home--kinda like your own "holmes on homes" guy. Good contractors know shoddy work. You might also hire an master electrician to check out the work. You might spend $500 but you go into the deal much more informed.

Also, I wouldn't totally rely on a home inspector. If you hire the contractor or electrician, you can leave it out of the contract, making your offer more attractive, and have them inspect the house during a visit. If they do not want to do repairs, pull out. The flippers don't know if you are a contractor yourself or related to someone who is. There are people out there who would love to earn 300 or 400 to pull apart someone else's work!

I'd also make sure it isn't the first time they've flipped a home.

Yes, just what 8:22 said. Learned about a flip in which the renovaters installed vents but no air ducts. Total mess for buyers.

I would ask the flippers what other houses they have flipped. Then contact the current owners to see if they are happy.

How can you compare permitting to what what work was supposed to be performed?

Thinking of purchasing a renovated home in NW. Anyone have any experiences they want to share? pros/cons?
