I think it's a nice house, but it's hard to tell how much new homes in PH are worth. For whatever reason, it seems like many contracts there don't close for a long time.

So what gives? It's hard to get a handle on how much homes in PH are worth when pending contracts don't close or listings suddenly disappear from the MLS.
