the carpeting would be equal to about 4 months in rent payments

We rent out a house. Have a property management company. NEVER leave a home unoccupied for two years, that is crazy. No one would insure you, the pipes would deteriorate, the list goes on....

But they tend to cook a lot of fish. If you have carpeting the smell of oil and fish is pretty distinct.

Is it worth renting out VS leaving it vacant?
My biggest fear is the house being trashed. I also just spent thousands on new carpeting and not everyone respects carpet.

I've never been a landlord before, any advice? Where do I start?
