Can you add? This adds a mortgage payment per year. How does that help someone who is having a hard time making a monthly mortgage payment? It helps in the long run but will make it worse in the immediate.

Greater than 30 year terms do exist, but they are pretty rare. You can sometimes roll the costs of the refi in to the mortgage. If you think you won't live in the house for the full term, you could do a balloon payment at the end. There is more risk with that, but maybe it is something you could tolerate.
