NP - so don't shoot the messenger. Former agent many years ago and lawyer now. Technically, the term "realtor" can only be used by a member of NAR. It is a trademarked term and may only be used on cars and insignias by members. http://en.wikipedia.org/wiki/National_Association_of_Realtors.Many people make this mistake. My husband learned this the hard way when working as a cub reporter and sent copy to his editor - came back all marked up "NEVER use the word Realtor" unless you have seen the credential and confirmed membership.

I'm not offended, I find you and all your comments here to be insufferable, starting with your comments about how only agents can use the word "realtor."

I don't know why agents do it because the days on market will ALWAYS show the original. So they do it because they're being sneaky and relisting for exactly the reasons you said - and the PP's above are telling you exactly what the public thinks of your tricks.

Just reduce the price and stop playing the system.

Sorry if you are offended but you stated "I'm not sure why they do this. I'm an agent, but we're always told to NOT do this because the MLS will pick that up and recalculate your days on market anyway, so people will know it's not old. " While I don't do it, it is a valid technique to keep a seller's aging listing somewhat fresh for agents who look by DOMM and showing new on hundreds of other sites. The listing agents duty is to their clients. I have no problem with it. Ideally, price it right to begin with and there won't be a problem.

If you were a practicing agent, you would know that the MLS system offers a DOMM & DOMP. If a property is relisted, the DOMM will re-set, not the DOMP unless the property is off the market for at least 90 days. I would hope that you would know this. When re-listing a property, it could be done due to a significant price reduction and the agent wants the house to again appear as new. Remember, the listing agent represents the seller! There are reasonable reasons to do it but others simply do it monthly to keep it fresh. There's nothing wrong with it other as all an experienced agent has to do is look at the DOMP (Days on Market- Property)

Yes, sounds like it's time for a new trick. Like figuring why the house won't sell. That would drive me crazy and we just started looking at houses. I get so irritated* at the ones on the market forever that obviously need a price adjustment or updates.

*Not really, I just pass them by.

If you care enough, sent a letter to the state licensing board. Sounds like fraud to me. It used to be that an agent might tell a seller to take the house off the market, then put it back on six months later, so it would "appear" a new listing. But that was a long, long time ago.
