There is indeed good bus service along Lee Highway -- buses that will take you to EFC or Rosslyn, plus the 3Y, which will take you to from Foggy Bottom to Farragut to McPherson.

Lacy Lane at the corner of George Mason and Washington Blvd is a subdivision of 9 homes currently under construction. It's being built by local upscale developer, the Barrett Companies. Its about a 10 minute walk to Ballston and close to the Custis bike trail.

At the corner of Lorcom Lane and N Edgewood, another upscale subdivision is under construction. It is walkable to the Lyon Village Shopping Center and the Custis Bike trail. And there are buses to Metro.

Walkable to Ballston, Pupatella, new Safeway development, ATS, right by bike trail. Not sure about sense of community. I believe it's part of Bluemont, but this particular street looks a little isolated.

I think this would be walkable to both EFC Metro and Westover (grocery store, beer garden, hardware store, Lost Dog, etc.). Great community there.

This one is in a great location - Lyon Park right by a nice playground. There are some cosmetic things that are a little funny, but it's worth a look IMO just based on location. Great neighborhood - tons of kids and friendly neighbors. Hopefully that espresso machine conveys.

I think they would all offer a bit of what you are looking for. I would just focus your search based on price and distance/walk time to Metro and see what pops up.

Yeah. It's sad. Some old, large vintage homes are being demolished in Lee Hts/Donaldson Run. The character of that neighborhood is changing fast.

Waverly Hills and Cherrydale are walkable to Ballston and/or Virginia Square and the shops in Lee Heights and/or the new "village center" in Cherrydale. Lots of teardowns and new homes there, but the older bungalows and tudors are beautifully preserved. Those neighborhoods are probably your best bet.

Just south of Clarendon and Va Square, Ashton Heights is another neighborhood with older, large homes, and it has largely been spared the teardown phenomenon because the existing housing stock is quite good. One large corner lot off of Lincoln has been subdivided (the original house remains), but in the old backyard a 5-7 bedroom house is under construction.

OP here. Thank you. Depending on what we get for the house we could probably go up to $1.5. We are hopeless at home improvements/extensions which is why we are thinking of moving- so that we can get newer/better house that doesn't need any work.

also that area right around W-L high school might work (Ballston) - not sure what that neighborhood is called.

Lyon Park, Ashton Heights, Bluemont, maybe somewhere walkable to Westover/EFC metro

can you expand your current house (up and/or out) at all? have kids share a room?

are you looking for a house about the same price? or can you swing more?

if you wanted to stick around LV -- this one needs a little updating, but it does have room for an addition. but you'd need more than $1.4 to make it work. lots of potential with this.

We live in Lyon Village but our family has grown since we moved and we need more space. Houses in our neighborhood with 5 bedrooms are very expensive so I am looking for a neighborhood not too far from DC and shops/restaurants (we like to walk and I walk to work), with a nice neighborhood feel, good schools, nearish to a metro. Our budget very much depends on what we get for our current house. Zillow puts the value at $1.4m+ (not sure how accurate Zillow is) because when we refinanced a couple of years ago it was values nearer 1.3.
