I would have your own inspector review, but generally if you have the warranty and can see the paper trail, I'd be much happier knowing that this was handled right than having to do this work myself. Most homes in this area have some water infiltration issue, whether past, present, or future. So either you are going to take care of this or someone before you did.

The high water table is pretty much bs IMO. For flood insurance, you can get copies of the maps on the federal web site, but if you need it you would know (i.e. you wouldn't have been able to close.)

In the Maryland disclosure form, the seller discloses past water problems in the basement. They sent over a mold remediation report and warranty for waterproofing done earlier this year. The disclosure form says they completed waterproofing and mold remediation because of a leak in foundation and "high water table."

So....
Should we be concerned about future problems? The waterproofing warranty is for as long as we own the house. Mold remediation was done. So it's better to go into a house knowing problems were taken care of rather than finding a home where mold/water problems lurk in darkness right?

How do I find out more about whether the area is in a "high water table" area? And what does that mean for me anyway? Future problems forever? Paperwork says the current owners don't have flood insurance, but I don't know if that matters.

I'm having a hard time finding more information.
