go to a park with a flat grassy area with a bundle of thick red wool yarn. then use the yarn with "draw" the 13X6 and the 9X8 rooms, step in them, "draw" the beds and so on and you will see

Buy yourself a tape measure and see how ridiculous those room sizes are.

About 100 square feet.

Use painter's tape to mark the dimensions of the proposed rooms in your current space. See if you and your furniture will fit comfortably.

OP here, here's the thing, the apartment isn't built yet, but its a job deal. The thing about this is it doesn't affect the job it seems like we will be giving up more than we are gaining. So there are no pictures or no previous set up but I'm concerned that we may be signing into this and will def regret it later. We have a 5 yr old and plan on being there for about 5 years. So again the entire apartment is 785 SF and what we have now is 885 sf. Rooms are bigger in current place. Is there a big difference in size between 785 SF and 885 sf?

I believe a room must have an area of at least 70 square feet to be considered a bedroom and at least two means of exit

Sounds like a subdivided one-bedroom to me, probably used to be one large bedroom, split into two. I would not pay a full two bedroom rent for this if this is the case.

Google "bob's room planner" and measure your furniture. You can see if it will fit (and how/where).

In grad school I lived in room that was about 9X8. I could fit a full bed, a small desk, and a dresser. I had about a 4X4 empty space to walk around in, but it worked for me for 2 years. It was cozy.

10:36 here, can you ask the landlord how they or previous tenant had the rooms set up? Like whether they could fit a queen in the 13x6? Maybe they can also send you pics understanding that you're doing this sight unseen?

Depends on what you wish to do with them, is one going to be an office or the occasional guest room or will you have a kid or second housemate in there? 13x6 means the room is shaped more like a rectangle so it may be tough to fit a queen size bed with nightstands. 9x8 you could perhaps fit a twin bed or small crib, a small dresser, and one night table. Hopefully others will chime in.
