PP here. I got worn out b/c I only heard back from 1/4 of the people I profiled.

But back to the house. This home should be shown vacant. Really. Have the owners move out, possibly paint every wall a soothing light caramel, bake some bread or cookies and done! Saved everyone time and money!

I hate that every home now has to be staged. I bought 10 years ago and our now house was a cluttered mess. I had to use my imagination and truly, once the HO moved out, I had a clean slate. Either we improved/updated/changed immediately or we learned to live with it for a while. Our house immediately looked amazing and spacious once it the prior HO left...I just paid to have it deep cleaned and the rest was up to me.



The house we just bought was not staged at all but I snapped it up in a second. Dog poop in the backyard, laundry all over the place, a garage that the inspector could barely inspect because it was so stuffed, Dirty shoes next to the treadmill, TONS of oversized furniture, Carpets that haven't been vacuumed let alone steamed (but have hardwoods underneath!!!) Country flair, Dated curtains- check all those boxes. When we close in two weeks, it will look 10 times larger since all the crap will be cleared out. You've got to look at the bones- location-potential.
