Maybe not that comparable, as this one is much upgraded and like a mansion. And maybe they got a deal as the location.

I wouldn't use tomorrow as your test...a lot of people are taking off for the long weekend.

This house is as close to Great Falls Street as the Avignon houses are to Kirby and just went under contract in 8 days. The sellers are asking $150K more for the house than they paid in 2009.

I would consider that second house - its on the end of the street. I would go in the morning (tomorrow) during rush hour and park and see how much noise you hear.

There are no bus routes down Kirby and the development has walls and trees separating Avignon from Kirby. It wouldn't be an issue for us, and I think it would be nice to be within walking distance of Longfellow and so close to the WFC metro.

You also have to watch out for errant rockets in May. My DC is in the 8th grade shop class and this week they set off their homemade rockets (from 1 and 2 liter soda bottles- harmless). DC's went into the backyard of one of the houses in that development.

I am looking into these two houses, both are back to Kirby road. If the windows are open, you can clearly hear the car passing by,not sure if there are buses.

This one locates at entrance of the sub: http://www.redfin.com/VA/Falls-Church/6666-Avignon-Blvd-22043/home/9477799, sold in 2006 as 1.25m, and today asking for the same.

Another one locates inside of the sub, but also back to Kirby: http://www.redfin.com/VA/Falls-Church/6686-Avignon-Blvd-22043/home/9477889.

Would you be bothered by noise? They both sit there for some time, longer than their neighbour houses. If you buy it, would be concerned for future selling in difficulty?
