Ditto -- I wouldn't sleep down there without a window unless there was a door from the room directly to the outside.

+1 I would ask to sleep in your living room couch. Unless there was another door to the outside and just no windows down there, then I would be ok.

I wouldn't want to stay in that room as a guest.

As a guest, I would be OK with this if it were just my husband and I visiting. Add in a kid or kids, and I start to like it less.

As an agent, it drives me nuts when other agents call something a bedroom that's clearly not. But that doesn't solve your dilemma.

Things to think about:
a) How hard would it be to add a window? Is it completely below grade, for instance? We enlarged a smaller basement window into a full-sized one and it was only a couple of thousand, but that was mostly above grade and many years ago.
b) Will you only use it for short-term, weekend guests? Or might you have a need for space for longer-term guests in the future - nanny suite, in-laws, kids back from college?

Would you make it a dedicated guest room or just keep a pullout couch there? It might look a little odd as a dedicated bedroom if that makes sense. Is there a bathroom down there?

Just saw a great house today, except the basement rec room does not have a window, so could not officially count as a bedroom. I didn't actually notice it when we were looking, but our realtor pointed it out later. Would you put guests in a room with no windows? The idea makes me uneasy, but just need a reality check, as the rest of the house is amazing.
