I rented a 3 bedroom on the hill that allowed cats, and did so in a short time frame, but it was 2009, so maybe the world was a lot different then. Not so helpful, I know, but what I mean to say is, it exists! (That house is still a rental, though currently occupied, but...it exists!)

Three true bedrooms on the Hill that allows pets! That is kind of a tall order. It used to be that there were homes like this for rent, but many have been bought, renovated, and sold to permanent owners. The neighborhood is so much less transient than it once was. Is it a school issue or could you try Rosedale, down by Stadium-Armory, Old City, under the highway in SE, or across H Street to the north?


Thanks, PP. Yeah...I am starting to realize it is a very tall order. I'm, admittedly, not super familiar with the other neighborhoods you mentioned, but I prefer the more "established" areas of the Hill for safety reasons. I like the Eastern Market/Stanton Park areas as they seem to come with a bit less crime than above H St, for example. This could be totally in my head and I understand, of course, that there is crime anywhere in a city. But please enlighten me if I'm wrong! Would you say those neighborhoods are similar to the Hill as far as crime? Thanks.


I live in Hill East, just east of Lincoln Park, and actively follow the police listservs. There is not really any more crime by us than eastern market. Fewer muggings, actually. I would probably stay west of 16th, and I prefer north of Pennsylvania, but it's just as nice the area you're looking and the homes are bigger.

These are pretty cool townhouses right across from Rock Creek Park. They are right where Columbia Heights meets 16th Street Heights. It's not Capitol Hill, at all, but it's an easy walk to the park, and to Columbia Heights and 14th St. Heights. Are you familiar with the area or are you moving here from elsewhere? This place looks to be a really good deal, and I'd grab it. Rental market here is really tough. Good luck.

PP, yes, I suspect this could be it but we really prefer 3BRs. Though I have been looking for 2 BRs and even am not seeing a lot of those in the areas we'd want to be in. Even a 2BR plus a "trunk room" that we could use as a nursery could work.

We could move any time from now through July. We have a realtor but he is not turning up anything that I have not found myself on Zillow. Any recommendations for agents that are familiar with rentals on the Hill? Thank you!

Could it be the 3br requirement? We rented a house on the Hill before we bought and it was huge, but only 2 proper bedrooms (plus a small "trunk room" that we used as an office.) It had a separate basement apartment too. We looked a lot on the HIll at the time and most of what we saw was 2BR.

When are you moving? Most listings are at the end of the month. They go quickly. You might consider a realtor or contacting one of the real estate agents on the Hill. Zillow also lists rentals.

Try word of mouth. Walk down the streets you want to live on and ask around. People are pretty friendly about sharing that kind of information. Good luck.

I am panicking. My family and I are looking to move to a Capitol Hill house (3 BR) and there are practically no new listings on Craigslist. The only listings I see are those more in the "Hill East" area or above H St. Are we going to be stuck without a place to live? Is it common for most rental places to be listed by now (given that the school year is ending in about 2 months)? Are more houses likely to come on throughout May?
