Rockville for schools? And nothing in Kensington that feeds into WJ is going to fit within that budget. Except for the large lot and commute, silver spring seems like the best choice for these criteria.

TP has *some* large lots, mostly in the historic district or along Sligo Creek Parkway itself (which would be awesome for kids!). The commute from TP to Rockville would suck if you plan to take Metro (since you essentially go all the way downtown and back up, on the Red Line), but the people I know in TP who work in Rockville just drive (their Priuses ) and it's a lot quicker.

My father in law recommended not getting a big lot or find one that does not take a lot of time for upkeep. So when you look, if there is a lot of mulching and flowers - they look great in the Spring but are a pain to keep up.

We have small flower beds and large pots on our front porch.

Some neighborhoods have a okay size lot but are close to a field so the kids can play. I would look in College Gardens area.

Needs a lot of work. Similar remodeled homes on Alton are $1 million plus.

Thanks for the insight-my sister lives in Baltimore and my parents live in Southern MD, so I was thats why I was thinking SS, TP or Hyattsville-but I will def think more about Rockville.

Going to be tough finding a lot that size unless you go outside the beltway. Budget is ok, but the largest lots (and those will likely be outside the budget) are about 1/4 acre. 7-8k SF is more common.

Agree with PP about looking in Rockville...will get more bang for your buck there anyway.

I don't think you will find 1/3 of an acre in DTSS. Since you commute to Rockville, have you thought about Olney or Brookville if you are looking for an historic home?

Why do you need such a big lot? Not many lots that size in DTSS or TP.

You have to figure in your kids walking home alone from the metro late at night after sports practice, etc.

Why not look in Rockville.

Silver Spring is pretty safe--at least those areas where you'd spend @600K, eg Woodside, Sligo Park Hills. It's a really great area. I have no idea about the commute to Rockville, though. If you are going to be commuting via Metro to Rockville, that commute could be good/bad, depending on how close you are to the metro at both ends. (at least you can read etc while riding the red line to the other end). Of course if/when the purple line is bult, your commute will be much easier.

I'm looking for a 500-750K house with at least 1/3 acre yard-considering downtown Silver Spring, TP or the arts district of Hyattsville...wondering if these areas will be safe for a single mom with 4 kids? I am looking for a family friendly area to move in that has community feel.

I'm originally from South Carolina but we have lived in Potomac for 4 years, so I'm unsure about the general area.

Kids attend private school, so I don't need a top school district.

I work in Rockville, so I need to factor in the commute as well...job could possibly relocate to NW, so I would like to be somewhat close to metro.

I am feeling very overwhelmed, so thanks for any ideas!!
