We live in North Arlington and did a remodel for just under 300k 2 years ago. We added three stories to a 3BR/2BA colonial including a master suite upstairs, family room and dining room on main floor, and unfinished walkout basement space. We also opened up and completely redid our kitchen.

To OP: You should be able to get that all done for $200k. I don't think I'd advertise to your contractor that you have $300k to spend.

I would love to get a recommendation also. We're in Bethesda too and have a budget of $400k to expand and renovate our 1940's colonial.

We did highish end kitchen, moved a lot of 1st floor walls, renovated 3 baths, added a nice big family room with custim built ins and added master bed and bath over garage, and major landscaping all for about $325k. We're in McLean.

We live in a 1950s split level, which is too small for our current family.
We love our neighborhood, school district, and lot, and haven't been able to find anything to buy.
So -- we're thinking of renovating what we currently have instead of moving.

Our biggest priority is to enlarge the kitchen (currently a tight 1-person kitchen), but we'd also
like to knock down our playroom/family room and enlarge it slightly.
Next, we'd like to push out a small back bedroom and turn into a master bedroom suite.
Since this is on the second floor, I'm thinking maybe we could have a screened-in porch beneath it.
If possible, also thought maybe we could convert our attic into a useable room -- either
another bedroom or office space, which would mean raising the roof, at least in the back, and expanding it out.
Also would like to add a front porch or at least a portico (mail and packages get wet currently in the rain.)

How much can we realistically do for 300K? Someone down our street who had a
complete remodel paid 550K, and we definitely can not do that.

We live in Bethesda, if that matters (charged higher for location?)
