I've sold a few houses. Always get three agents in to look at your house and present their estimate of what you should charge for the house. Look at their listings and see if they use professional photography, stagers, etc. Skip anyone who has shabby photos, no staging, typos in the property description. See whom you like and feel comfortable with. We went with someone who was willing to stage our house herself. I looked at her own house, and it was beautiful, so I knew she knew what she was doing. Plus her listings were beautiful and sold quickly. Just because some people are in a seller's market doesn't mean OP is, or that you should overprice and do nothing to sell your house. You'll get the most money if your offering is well presented, and for that you need a good agent.

Totally Kosher. And get three agents. Three recommended agents, if you can. Then choose from a group of three that offer you the most of what you want, and who gel with you. Be honest with them about your needs, so they can work with you (or not).

We found that there were differences in what people had to offer, what was rolled up into their price, and even what they were willing to negotiate on. Two people clearly rose to the top. Then from those two, we picked the one with the most appealing plan and pricing.

You can negotiate their % commission, btw, particularly if they bring in the buyer.

I have never sold a house before and could use some tried and true tips for choosing an agent.
I have called some recommended people, but I am already overwhelmed: do I need to sign an agreement immediately? I thought I would have two different agents to the property, look around and get their general feedback before chosing one. Is that kosher?

Any other tips?
