You are not in control of your property, are you in a hard rental market? If so I guess accommodate tour tenant to the extent of the law but you may want to secretly pursue anther tenant.

She's highly educated. We're in the same field. At least she was smart enough to rent, rather than buying a place at the top of the market and then meeting her husband, having kids within two years. I hate being a landlord!

(Oh, and she read the lease with a fine tooth comb. The signing took almost two hours. She wanted to add such lovely stuff as extra rent deductions if repairs weren't /completed/ within 48 hours. We settled on a promise in good faith to initiate all repairs within 24 hours of being notified, and the ability to deduct from rent any expenses incurred because of the condo not being habitable if that wasn't done. There was tons of stuff like that.)

This is why she has (should have) renters insurance. Maybe she is young/doesn't know?

I have no idea what the problem was, as she didn't find out! I just know it didn't require parts. I could call myself and find out on Monday.

They can only ask their rental insurance. When the deracho hit who do I hit up for that? God or satan?

She called 9am. I had the repair order set up and prepaid by 10am. I sent her the ph # to arrange the time, and the repair was completed same day.

Tell the tenant you are not responsible for the spoiled food, unless it's in the lease, they are SOL.

I can't see how you're responsible. You had someone there promptly to fix it. Now, if the fridge was broken for 3 days before she noticed and called you, that's her problem. You don't live there, you have no way of knowing, and it's her responsibility to make you aware of things that need repair. I am a landlord AND a tenant, and I would never ask this of my landlord and I'd probably laugh if my tenant asked it of me.

Good question -- would like to know this also. I'm thinking the answer is the landlord is not responsible, but I'm not certain.

Got a call from my tenant that the fridge was broken. I had her hooked up with a repair service within an hour. (I have a home warranty) she's asking for compensation for all the spoiled food. This doesn't seem standard to me. Would you do or expect this?
