I'm another one who loves old homes with charm and I agree with OP and the PPs who chimed in. Some other things I adore - pale yellow houses, houses in other cheerful colors, red front doors (love pale yellow houses with red doors the most of all), english gardens, real wrought iron, gauzy, thin curtains that can blow around a bit in the wind, and my number one - gas lanterns/lampposts outside. Oh how I wanted to put one in outside my house until I learned how much it cost.

Leaded glass windows
Built-in china cabinets
Split staircases
Pocket doors
Sleeping porches


PS Why do people like separate tub and shower? It seems like a waste of space to me, but I don't like big bathrooms.

2 story foyer, multi zone hvac, newly built insulated sealed construction, 2+ attached garage, ceiling 10+ feet, low maintenance yard, open floor plan, hardwood everywhere except bathrooms, walkin closets and bathrooms for each bedroom, two powder rooms (one for guests one for the family to dirty up), bright natural light basement, slate patio and driveway.

- claw foot tubs
- slate roofs
- LOVE the old fieldstone houses up in PA outside Philly
- wide floor planks
- wood-burning fireplaces
- fireplaces in the kitchen
- smaller, less formal space; the cottage in the back, not the stately mansion up front

Totally agree about cozy spaces, and those fieldstone houses are awesome. I love little details that give a house personality.

In addition:

--dormers with window seats
--hardwood floors
--mature trees and other landscaping
--plenty of windows for natural light

Attached garages on the main level of the house, then you enter directly into a mudroom. With cubbies.

Laundry rooms on the bedroom floor.

Eat in kitchens connected to play spaces.
