We stayed in the Boardwalk, accross the water. It is a 5 minute walk to Epcot (don't bother taking the boat). You go in through the back entrance near England/France, so there are no lines or crowds when you enter the park. You can cut through Epcot to hop on the monorail, or take the resort buses.
It is a 10 minute walk to Hollywood Studios, or you can take a 5 minute boat ride, which is nice at the end of the day when your kids are tired.
Nice dining on the Boardwalk, not sure about the Beach Club side.
Just on location alone, I would highly recommend either of those properties.
That area between HS and Epcot is wonderful. Definitely my favorite, but I'd go with the Swan/Dolphin. The rooms are a little bigger and nicer, and the atmosphere more sophisticated. The pool is less crowded and my kids liked the waterfall feature more than the beach entry at the Beach and Yacht. Plus the Swan and Dolphin are much cheaper than the Beach and Yacht Club. We stayed at the Beach club one stay, and at the Swan the second time. Everytime I passed the Beach Club on the way to Epcot I regretted the money I had spent.
Note: The Swan and Dolphin are so ugly on the outside, but if you stay there you won't see the outside.
