Can you talk to an interior designer or architect about the best way to get what you want? I don't feel the need for a formal living room, so I'd move the office area to the living room and make a larger mud room - perhaps with a door to the outside. I'd also consider a door from the garage to the outside. I agree you could take some space from the master to make a laundry room and turn the sitting area into an extra bedroom, but if you really see no need for this, then use the space to fit your family best.

I like it a lot but with a few modifications. I don't like the master sitting room. I agree I'd make it into another bedroom/office/playroom.

I agree with this. We have a large sitting room in our master that does not get used and is a total waste of space. If I built the house myself, I would have either made it another bedroom, an upstairs playroom, or a really nice laundry/storage area.

OP, we looked into a new build and site costs were never quoted so low. Be prepared to spend a bit more.

18:33, Not that I know of. The company certainly did not ask me to do so. As I noted, I am interested in others opinions re: layout, etc. If you are a competitor, maybe you can weigh in on your opinions. I would love to hear them.

Agree with 18:30 re finishes. Are you going to get rid of the part of the sitting room to fit the upper level laundry in? I would like this layout with the mud room you mentioned. Not sure if I love the location of the home office, though I do like it being in the back of the house.

Does NDI ask potential clients to tout their products here?

OP here: It is a big house for $255,000, but the finishes may not be as nice as you want. NDI seems to have very, very competitive prices if you can live with their floor plans and if you can live with their finishes. Of course you can upgrade, but its a slippery slope for us as we are on a budget. It came down to this: We need more space for our good sized family - and we can live without granite in the bathrooms.

I like it. How big is your lot? We're looking to tear down and rebuild on our lot in Bethesda and the base prices we've been quoted are $600,000 to $900,000. This looks like a lot of house for that price.

We are on a budget, and this looks pretty good to us. Would like to move the laundry upstairs and turn the first floor laundry into a mud room. And of course we would want a deck off the back. Would you be happy with this plan? The base price is $255,000. I am hoping to keep any changes minimal: all hardwood floors on the first floor and on the stairs , a bigger fridge, laundry and mudroom change that I mentioned, a front door with a window in it, a deck. That should not cost too too much I hope. Then estimate about 50,000 in site work.
