"Parking is actually pretty easy that far up Macomb because of the school across the street. Parking in McLean Gardens, on the other hand, is a nightmare - especially right now with the Giant parking lot closed."

But some people have parking in McLean Gardens. When I bought in Ordway Gardens, I insisted on a parking spot. So glad I did! It was great to have parking at the door. I wouldn't buy a condo/house that didn't have parking.

It's been on the market for more than 120 days. What is a fair price for this place?

OP, I'm the one who had a friend who lived in the building - it was her, her husband and a child and it just wasn't big enough for them.

i think the one you posted is a better deal, for people who can handle small spaces.

Ha! We almost rented this condo - or one with the exact same layout. I HATED the spiral staircase. I mean, you have the alternative to go down the stairs outside the main door, but how annoying!!

I have a friend who rented a condo in that building - it was long and narrow and the rooms were really small. She moved out after a year.

I saw this when it came on the market. If you like living in the city, in a really good neighborhood, and this is your budget, it is a fantastic deal.

500 a month HOA is a lot on a 250k appartment, no?

I thought I had seen it before, and from the history it seems it has been for sale on and off since 2010 (and now it has been for sale for 120 days). the area is nice, and building is OK, but that place is really sad. maybe ok for a single person, but a familt with kids (you say kids, so you have at least 2)? the photo of the "leaving room" is painful to watch at so small is the room. and the bars at all the windows. bottom line, I think life there with kids would be a nightmare, and it would be difficult to resell if you need to move

The living room is *really* narrow and it might not be easy to install window a/c units because of the size of those basement windows. 750 square feet is small for a two bedroom. It's a pretty cheap HOA fee for a coop and it does include heat and water (as well, since it's a coop, as property taxes) but I'd ask close questions about who is responsible for maintaining what, especially since management's off site.

Is it a walkout? That would make a difference to me. Subgraded= more prone to flooding, rodents, being close to the noisy mechanical room, trash rooms, shared laundry, etc. If the nearby dining establishments don't maintain dumpsters well, rodent issues can be hardcore.

Yea, it's a tiny basement apartment. But it's 1/2 mile to Metro, walking distance to 2 Amy, and my kids would be rubbing shoulders with millionaire kids at Eaton. Plus walk score of 91.
