Possession: Subject to Home Choice

A term indicated by the sellers in their original listing agreement that lets potential buyers know that the sellers need to buy a new home before they can sell their current one. It allows them the option to ask the buyers to let them rent the home after it's sold until they can move into their new place. This type of possession is usually negotiable, so you should talk with your agent about how to approach the situation. A Redfin forums thread discusses the implications of this kind of sale.

the place is assessed at almost half the price asked. and the listing says "possession subject to home choice" and "coin with seller settlement" what does this mean? I have never seeing it before.

however, the realtor is from Exit Realty and sounds a very proper name.

This listing has to be a joke, right? I honestly thought that development was public housing . . . and I still think that.

If this place gets anywhere near the asking price. I could list my house in Falls Church for $2m! This place is disgusting. The Realtor must also have fallen on hard times to have the listing in their portfolio.

I was willing to defend the place based on the address before I clicked on the link. I didn't know there were ugly row houses like that at 13th and S.

That place looks like hell. My fave is the plastic tablecloth that looks like a shower curtain. The whole house looks FILTHY and cluttered and gross. I cannot believe they'd get anything close to $1m for this place.

I know Zillow isn't completely accurate, but even their high end is a quarter million LESS than the list price. Those are generally based on sales in the area, so it just doesn't seem realistic at all. What is with the picture in the bedroom with the TV on? I guess they are trying to sell on their own, because no reputable real estate agent would allow pictures like that. Declutter and downsize your TVs, dude!

I always thought they were public housing.

Oh yes, I know these. There's a bunch in a row on S Street and I don't know who built them, but they are ugly as sin and always make me think of public housing. No effing way they are getting anywhere near their asking price for that piece of crap. Someone might want to tell them to at least straighten up the place before posting pictures!
