don't let the 1%, crazed trolls who frequent here get you down... Personally, I think this is still overpriced although we were shopping further up wisconsin when we were looking, so I'm not as familiar with glover park..., but I think you can do better for that price in nw. Granted, it will still be small, but there's more charming out there to be had...

apologize. just looked at pics and realized that i got my streets confused. was thinking observatory street. house looks comparable to others in the hood.

I wish people from Herndon and Olney and St. Louis were constitutionally forbidden to comment on threads dealing with city homes. omg, it doesn't have walk-in closets! omg, it has radiators! well for THAT price, I would expect a 2-car garage. i don't know that particular house but houses on that street tend to be smaller than other blocks in glover park. and the price for that one does not seem lower than benton or other streets with slightly larger houses. i suspect that is why is hadn't sold.

Why are there floor tiles on the kitchen counters?

It started off way overpriced (825k) and they came down but not enough. It seems a bit dumpy in person (I think it looks great in the pics) and some of the mods (like added closets) serve to detract a bit. A MUCH nicer house on Benton just sold for just over 800k (listed at 795) and flew off the market, so this just didn't show well in comparison. (why yes, I am also looking to buy in GP).

I am not saying that these factors are not reflected in the price (though maybe not all of them are), and maybe they're typical for this area, but for me personally:

1. Townhouse=potential neighbor noise issues--lots of students/young adults live around there, and may not be ideal neighbors for those looking for quiet
2. Somewhat dated, narrow kitchen
3. Small bedrooms e.g. bedroom 2
4. Old-fashioned radiators--some would want the HVAC updated

On the plus side, good space generally--nice sized yard for that area, well-finished LL as the writeup notes. Close to a part of Wisconsin with lots of great retail/restaurants/Whole Foods as I am sure you know.

My wife and I have been looking in this neighborhood and looked at this place a couple of times. We held off making an offer for a number of reasons, and assumed it would go quickly as several other similar places have within a one block radius. Any thoughts why this isn't selling?
