op here, thanks for all the replies. looks like most of us here agree to staging, so any recommended companies or a few hundred dollars for decent furnitures monthly rental?

Especially if the new furniture can be had for less than the cost of staging - yikes. If it was all high end designer stuff that was custom made for the house, then maybe somebody would want some (but not all) of it, and that would be separately negotiated, not in the price of the house. No buyer, unless buying a second or vacation home, wants your stuff. They have their own stuff.

It sounded to me like OP was talking about staging the house with furniture, not selling it furnished.


either or, I think hiring a staging company with rental running at least $300 to $700 a month, so we are thinking buying furnitures for the first floor, sofas, lights, tables, and dinnig table set for about $2000?. (leave second floor bedrooms empty?)

OP, are you asking whether the furniture should convey? I don't think the answer to that is yes (although your agent could let a prospective buyer that you're willing to sell the furniture -- I just wouldn't price it based on it conveying).

Staging, as others have noted, is another story.

No on selling with. yes on nice staging. But no one is going to judge your house by whether your mattress is soft so I would definitely not "upgrade" that kind of stuff. Whether your quilt is tasteful, yes, that kind of thing does make an impression on the kind of seller than can't get over paint colors, etc.

You might want to rent some furniture for staging if what you have is really dated, but houses here are almost never sold furnished. It's probably better to get rid of half the furniture you already have and clean out all closets to no more than half full, rather than buying new stuff.

Absolutely. An up-to-date, stylishly furnished house always shows better than an empty house. And it definitely shows better than with dated furniture.
