We had a major plumbing problem that took almost a week to repair. We discussed options with our tenant and he chose to stay with his girlfriend while we rebated the rent for the affected days.

of course you need to compensate him if you want to keep him as a tenant. Whether or not legally you need to compensate him depends on what your lease says about keeping things in good working order and also what jurisdiction you are in.

So you would rent your home to someone after running background check s, and trust they would pay you but not allow them to shower in your house due to your crappy plumbing? Gtfo

OP, where are you? MD? VA? DC?

He may belong to a gym where he could shower. Maybe give him a gift card for dinner if you want to be nice, but this happens. He's not without water altogether.

Um, no you do not have to provide compensation. You are repairing the problem as quickly as time permits. Its on him.

Agreed. I'd find out the cost of closest decent (but not luxury) hotel--something along the lines of a Fairfield Inn or Hampton Inn, and offer him that amount in cash for the number of days he will be without a shower. The last time I was a renter, repairs needed to be made the entire building (small 8 unit building) that made it uninhabitable for 3 days. This is what my landlord did.

I'm pretty sure no shower means its not inhabitable and u have to provide compensation.

why not let him use the shower upstairs

I have a rental unit in my basement. There is a plumbing problem and it looks like I am going to have to rip out the wall behind the shower, fix it, then put up new drywall, tile etc... So the tenant is going to be without a shower for a couple days. Do I need to do anything as compensation. Can I tell him just to use a friend's house? When I was a renter no accommodations were made but it feels unfair to just take away access to a shower for a couple days. Any thoughts?
