Op here. Not sure where Rosedale is...? We are really looking at the 1300 to 1500 block of south Carolina SE.

For a renovated home with 3-4 bedrooms (1 in the basement), you will be looking around $700K. There are lots of community gardens, Congressional Cemetery (33 acres of greenspace) and two metros (both orange/blue). Eastern Market is about a 1 mile walk. There are some commercial stuff popping up on 15th Street SE (Crepes, Pretzels) -- I am sure more is on the way. Harris Teeter and Safeway are on 14th Street.
