Subject: AU park market watchers---how much for this house?

really???
we have a really nice 4 bed/3.5 bath AU Park home bought for about $995 in 2008. Great lot, kitchens and all baths renovated, great curb appeal, meticulously maintained, fantastic backyard, finished basement and attic, detached garage. We could sell for $1.2?

I would say $1.1...kitchen is done but buyers might want to re-do a bath or two. Specifics (lot, street) could add or subtract $50k. Nothing decent is going for under $950 right now.

An extra 200K for the ability to expand? I live in AU Park and 80% of the houses have the lot size to expand and rarely does a house go over 1 million. You could build another 10,000 square feet onto the back our ours. Does that make it worth 1.5?

how big is the yard? Everyone here expands as soon as the move in it seems. If there's a lot of room to expand with a deep lot; 1- 1.1mil, easy peasy

I'd say @ 800k+ at a minimum. Come on people. The only thing selling for less than that in AU park would have to be a completely unrenovated rambler on the western edge near Turtle Park like Sedwick St., etc. or a block or 2 from Wisc. Ave--in which case that wd be Tenleytown not AU Park. AU Park houses are crazily in demand, as always.

You've left off some key information. Without these, you can't even begin to gauge price:
1. Most important: where is the location? How close to metro? Busy street? Corner lot? Neighboring buildings/lots?
2. Size: What is the square footage of the home (basement included?) and of the lot?
3. Age of home?
4. Central AC? Heated air? Radiators? Oil? How old?
5. Layout? Open kitchen/family? Separate dining? Gallery?

Which end of AU Park? Houses are definitely cheaper if they are further from the metro, and probably cheaper if they are too close to the metro (crime, etc.).
