The land is only worth $700,000 so the home is worth $3 million? I don't think so. I can't believe someone paid $3.75 in 2008 no idea what they were thinking. I think the value is probably more in the range of $3 million than $4million. most houses in the area sell for $500-600/sqft which makes this house far outside even that range. If it were priced at $3 million then it would be within that range.

The term "City" is so stupid. You do know that a city has it's urban areas and it's suburban areas and as a resident of that neighborhood I can tell you it's one of the most suburban parts of the close in areas you'll find. No sidewalks. labs walking around without leashes, large homes etc.

Answer: No one has 3.75 million to pay for this joint and, looking at past sales on the house, it has not increased in value anyway and could be a disaster of an investment for the owner.
