You can ask and see if they are willing. They may even throw it in for free. My buyer loved the way we had our house set up and asked for a desk and some patio furniture after her house offer was already made and accepted. We took the desk and patio umbrella because we wanted them for our new place, but left her the large patio furniture for free as it was in great shape and perfect for that patio space.

We bought a dining room table and chairs from a family that was moving overseas. We were not the winning bid on their house, but we got a great antique dining set at a great price.

We asked for the furniture in the room being used as an office because it looked so great in the room and will match other pieces we have. We asked after the offer was accepted. The owner told our agent she would sell it to us but later told us in person she would give it to us as a gift and she did.

I would get your offer accepted and then ask about the furniture. We did this when we bought our house and our agent told us to not mention the furniture in the initial offer.

Our sellers had lots they wanted to sell. However, we tried but the sellers basically wanted replacement value so that was the end of that. They were just trying to get tons of cash for secondhand furniture at *new* prices.

Our seller asked us if we wanted several pieces - 2 pieces in the kitchen (an island that wasn't built-in and a baker's rack) and she also offered the ping-pong table and a deep freezer. I happily accepted.

I would not put it in hte offer for the house but do it separately after all house negotiations are done. Do you really want house purchase to get delayed because of a stain on an armchair that was not there when you put the offer in......

Yes. Done it. In my case, we were happy. We had purchased a couple of pieces to "stage" one room and the buyers loved it and bought it. Since it was new, I mailed them a copy of the receipt (which included the date) and they paid near full price for it (we rounded down to a reasonable number). It was like found money for me since I had written that off as "staging". They were happy because they loved the look. They also had the receipt in case there was an issue and they wanted to go back to the store. Win-win.

Definitely - we just bought & sold furniture already in the homes we bought & sold.

Things to consider:

-- Sellers save by not having to move it.
-- Their furniture may not work well in their new home.

Just be sure not to overpay. You can either ask for pieces in your initial offer, or negotiate after the fact.
