I would not want to live a block away from a gas station, personally. But the house looks nice and I like that neighborhood. But the price seems a little high to me.

That's scheduled to change soon, not that there's anything wrong with Rosemary Hills.

Not to mention it's very walkable to downtown Bethesda regardless of where PP lives.

If the owner paid 1.2 in 2006 there is NO WAY it's worth that now. Delusional.

I don't like East Bethesda: currently zoned for grades K-2 at Rosemary Hills (hopefully that will change), too few sidewalks make it dangerous for kids and it is less walkable to downtown than my little area of Bethesda.

However this venerable house has some charm and the renovations are decent.

If it is structurally sound, well insulated (none of that blown-in stuff), and all windows are new, then it is worth the price.

But I highly doubt that is the case - they would have had to open all the walls to do it. So I think the house is overpriced by about 100K.

Zillow's Zestimate puts it at $1.1M. I think the realtor (or more likely the owner) is delusional. Looks like the owner overpaid (~1.2M) in 2006. Nice try, but I don't think they are going to be able to make a $50,000 profit on this one.

isn't that house identical to hundreds (thousands?) of others in the area? It is cute--just not memorable in any way. Also, how is it worth 1.25? I would think it would be closer to $800-900K.

good example of when you shouldve torn down and built new

Hate it. Small lot, ugly kitchen and old baths. Good location, but I'd never pay that amount of money for this house.

Plug the home address into Crimereports.com and adjust the date range to the maximum 6 months. You'll learn that the downside of walkability to commerical areas and metros is that there tends to be more crime along commercial corridors like Wisconsin Avenue. But I agree that the neighborhood is nice, and a real factor in the price. The house itself, eh, I'm not that impressed.

I think it's a very cute house. The neighborhood is killer, having lived there myself for many years. I would suggest making an offer, or buying one of the $700-$800k houses in the neighborhood and putting $100k into it to make it perfect for you.

Is that skylights in the kitchen ceiling or fluorescent lights? Hard to tell from the picture.

Only thing I can say is the yard looks small.

For the location, I think it's in the "neighborhood".

It's a shorter walk to the Medical Center Metro.

The kitchen is fugly and the yard looks small. The closets in the bedrooms in that age/style of home suck.

It's further than I'd want to walk to the metro.

No, I'm not the agent (or even *an* agent). I visited the open house and absolutely loved this house. It just felt so much like a family home, and had a nice blend of older detail and recent renovation. The pictures don't quite do it justice - there was this charming feeling to it in person.

Sadly, 1.25 million is just not feasible for me. Can you find me reasons not to covet it? Is this overpriced, even for the location?
