true pimmit is definetly up and coming but everything is getting torn down as seen from those pics and it is the exact schools the "better" neighborhoods use.

Those home all look great, you will find alot of snobby people on this message board that think homes need to look small and craftsman or be a tiny bethesda bungalo. The pictured homes are mcmansionisy which i think are beautiful.

I remember when Marshall was ghetto. It's a very good school today though, and the building is under renovation as well. I would recommend the Marshall area, but some of those homes in the above pictures look hideous. And Pimmit Hills is not, in my opinion, an attractive neighborhood. West of Leesburg Pike you might find something. There are lots of newer homes there.

PP again, redfin.com and i-agent.com both are online realtors that give you back a huge part of the comission. They only thing is that it is up to you to see the properties and there is less hand holding. We have done 4 real estate transaction and after the first 3 we decided that we were doing all the work in finding the place, negotiations etc... why are we paying for a realtor. If you are not comfortable doing it yourself i would get a regular realtor.

They aren't falls church city but feed into Marshall high school, Westgate or lemon road elementary, Check them out on http://www.greatschools.net low FARM, high test scores and you can see the breakdown of student demographics is good. I will probably get flamed for saying they are good but 15 years ago the school (especially the high school) was not good but now it is as good or better than all the other ones because of all the expensive high income people moving in to Tysons and this part of falls church. This part of falls church is sandwiched between McLean and Tysons, was considered not good but is really up and coming if not there yet because of the nearby metro. We would not have moved here without knowing that the neighborhood feed into the same schools as the surrounding more pricier neighborhood.

These houses look great! Are they part of the good Falls Church school district? I've never heard of either website. I've spent quite a bit of time on realtor.com and zillow.com though.

Like you said (in your original post), pretty much all of Arlington is good, although, N Arlington schools have a better rep than those in S Arlington. For under $800k, a newer home anywhere in N Arlington (all 7 zip codes) will be very hard to find, however.

We can move our price point to $1 million. If we must, we can probably push up to $1.2 million.

I agree. For that price point, the OP will likely need to look further out in FFX County. Alternatively, look in closer in FFX County (Lake Barcroft area) for a recent renovation and opt for private schools.

Looking to buy a newer (<10 years) home for $800k. We have preschoolers and looking to send our kids to good public schools so being a feeder to a good public high school is important.

Which zip codes and elementary schools are deemed good in these areas?

We want to be in Falls Church City or Fairfax County Alexandria. I believe all of Arlington is good so anywhere in Arlington is fine.
