Don’t worry about it. Usually they’re the ones asking for it so they don’t show you a bunch of properties and then have you flip to another or try to use the sellers agent. As long as you honor the gentleman’s agreement you’re all good.

We always seek a reduced commission so make sure that's agreed with the realtor up front, even if we don't have a formal written agreement. We don't have them take us to see a bunch of places and them say we won't pay 3% commission. That's uncool.

I didn't sign a buyer's agreement until I put an offer in and then the agreement was only for that particular offer. Not all buyer's agents require a blanket agreement for x number of days.

If you do not have a signed agreement that they are a Buyer's Agent for you, then legally they represent the seller not you. Handshakes and verbal agreements do not change this.

Seller agent wants to make sure you are represented or they make you sign that they are not representing you if they are opsning the doors.

Many buyers agent don't make you sign agreement and it gets signed when you put an offer. At least that's what we did when we bought.

So my partner, our agent, and I have toured about a dozen houses (open and privately) this Spring and Summer buying season.

I was doing research online and it came up that we should have signed a "buyer's agreement".

We haven't signed any documents with this agent but shook on it.

They're with a top brokerage in DC and are well known in the community, BUT I saw tons of things online saying this is a requirement, thus we're wondering how common it is for us not to have signed anything.

We don't want to bring up in person with any colleagues in an effort to try and maintain our agent's reputation in case they're in the wrong.

Any help or any feedback is greatly appreciated!
