That is not "the market slowing," it is a normal ebb after the spring market as people are focused on other things, and families don't want to close near the end of the summer. Happens every year.

Yes, houses in our neighborhood are few and sitting for weeks. It used to be a place in high demand but lots of government employees have lost their jobs or moved away

Is it a FSBO? Do you have an MLS number that is actually showing on Zillow? There is a house in my neighborhood where the owners are trying to do FSBO but it's not showing on Zillow because they don't have an actual MLS number.

If it is showing on Zillow, then my first thought is the house is overpriced.

Single family houses are going for at and above asking in my neighborhood in Rockville. And going quickly (often under contract in less than 7-10 days, some in 2-3 days)

Market has definitely slowed down in my Rockville neighborhood. 2 homes that we considered in early 2024 went under contract immediately after listing back then, and sold for over asking. Those 2 homes are again up for sale now, at close to what the buyers paid for them. No takers after a month and they’ve started doing price drops. Other properties are also slow to sell.

What area? I’m a buyer and keep losing on houses in Vienna and Oakton (with my offers at over asking price with all contingencies waived)

2 weeks is not that long. My neighbors ran into the same issue and never dropped their price, and it sold after about 5 weeks. I personally would never want to become a landlord (both because I don't want the work and I'd rather invest my money in the stock market than the money pit of real estate), so I would just be patient.

Good luck. We couldn’t sell our house 2 years ago during the summer when the market stagnated over interest rates. We kept lowering the price, which brought some lowball offers. We pulled it off the market and listed it ourselves for rent. Within one day we had a lot of applications, including the people renting it now. If you can’t sell and can afford your new place without using equity, consider renting.

Yes, it has slowed down. It is not a seller's market but it's not a buyer's market.

What neighborhood? Nobody can comment on “the market” without knowing which market. Market dynamics vary widely across different neighborhoods in the DMV.

The only universal notes I can offer:
—Your house is likely overpriced if it hasn’t had any bites in a few weeks. I know I know, comps say one thing…but the market is telling you you’re overpriced. Maybe by a little, maybe by a lot.

—If your house would appeal to families with kids, well, those kids are wrapping up school and many parents are focusing on the transition to the start of summer, be that vacations, camps, new childcare arrangements, etc. It’s not a terrible time to list, but sometimes buyer interest slows a bit around now because of these factors.

—Nothing wrong with asking for input here, but you are paying your agent a TON of $. They should be on this aggressively advising you closely about a repricing strategy, because it sounds like they mispriced it to start.

—Don’t worry about your lack of Redfin comments. Buyers do use Redfin, but the agent comments are usually generic useless fluff and buyers don’t care.

—Is there any glaring issue with your house, such as being on a busy road, in a flood zone, needs work, etc?
