I checked them all and liked Bonnie Brae and KPW. Ended by buying in KPW and couldn't be happier.

+1 Daniels Run Woods also backs up to Daniels Run Park (a beautiful woods with excellent hiking trail), so every street ends in a cul-de-sac. There are a mix of homes - small ranches, mid-sized split levels, colonials, and some large newer builds (though not enough to make it look like a tear-down neighborhood). The neighborhood association hosts a Halloween parade and a Labor Day picnic, and the City of Fairfax hosts a monthly summer concert series (Rock the Block), great seasonal festivals (Fall Fest, Asian Fest, 4th of July parade and fireworks), and regular farmers market and flea market.

Don't focus on zip code only. Neighborhoods that feed into Lake Braddock, Robinson, Woodson, Fairfax, West Springfield

I agree with looking around Kings Park West. We ended up buying in Middleridge (and love it), but our search included the neighborhoods of CCV, KPW, Bonnie Brae, and FCE.

FCE (and maybe Bonnie Brae?) has an HOA, so keep that in mind if you are for/against HOAs.

In KPW, I think the largest model is called the Barron and has the number of rooms you desire.

You really can’t go wrong with any neighborhoods in 22033. We know families in all these neighborhoods through various activities. Good luck!

We were looking at the Country Club View neighborhood of Fairfax. We like the location, the split level homes, the park, and the fact that children can walk or bike to Oak View Elementary. Then we found the Middleridge neighborhood and Fairfax Club Estates a bit further south. There I love all the peaceful cul-de-sacs, the FCE pool and swim team, the pretty walk to Bonnie Brae Elementary by the lake and away from cars, and all the community events like the Halloween parade and the Middleridge Christmas light contest. I also love Vienna and Clifton but they're likely out of our price range.

Are there other communities like CCV, Middleridge, and FCE that we should consider? Looking for a 4- or 5-bedroom and:

-Close to GMU campus and transit
-Safe, picturesque SFH neighborhood with lots of cul-de-sacs
-Lots of young families, perhaps close to an elementary school
-Ideally the neighborhood has a pool with a swim team and/or lots of community events
