The vast majority of houses there share walls and have little outdoor space, so that’s two strikes against it right off the bat. The commercial strip is underwhelming beyond the grocery stores and is a long walk from the western half of the neighborhood. The transit options are underwhelming and the parking situation sucks.

The row houses in GP are small and boring compared to other areas in NW. It basically feels like a part of NE in a slightly better location.

Really love GP but because of personal preferences couldn’t do it - didn’t want to share walls (too many bad experiences in apartment buildings etc) and don’t like how cramped the outdoor spaces are (if they have them).

Suggest you get over Donald Trump. DC is 90+% Dem voting, Trump received 6.5%.l, a few new admin people doesn't affect local real estate. And Glover Park real estate is way too unaffordable for do-gooders, the rowhouses still sell well over a million. Sales in NW and popular areas are still brisk. DOGE has no real impact because fed workers haven't been able to afford most of DC outside cheap condos for a long time. They come in from outer suburbs. Unless they're married to a law partner and in that case they have nothing to worry about.

AU park is no measuring stick.

It’s really a starter house/group home for people just out of college area. While people tried to pretend it wasn’t just that and did ridiculous additions and talked it up, it is what it was and always will be.

What do we mean not hot? And full disclosure, I live in GP. Houses do move quickly here and sales are pretty easy since there are so many comps. Yes there is an upper bound on how expensive the houses get since almost all are attached and most are modestly sized.

We have LOVED it here. Amazingly walkable. We take our toddler to Guy Mason and Whole Foods on a regular basis. It’s a fun little outing. The neighborhood is safe and full of pretty nice families. It takes me 15 minutes to get to my job downtown. We also used to walk down into Georgetown routinely before our toddler made that sort of impossible. In the spring, that walk is so beautiful – many people keep their little garden beds very nicely tended to and then of course Georgetown streets are gorgeous.

That said, we probably will move in the next year or so because - as referenced above – I actually am a law firm partner, and I could afford a house 2 to 3 times the price of my current GP house. I bought this place when I made less money, and it truly has been such a lovely place to start my family, mature into middle age, and start developing my taste in homes.

I will always love GP.

Schools is the biggest reason. And at this price point, a lot of families would like a yard and maybe not share a wall with neighbors.

Yes - you make a great case why it should be far more popular.

It was about 10 years ago. Somehow it is not hot anymore in here.

Maybe the houses are too small for them. (not for for me—no criticism here—just a thought).

It’s priced well for DC, good elementary school, safe, cute houses, walkable, and so so close to premium neighborhoods. I understand the no metro thing but our kids are young and we barely miss it. Are people with 1.5 million budgets really using public transit that much?
I’m surprised this isn’t a first choice for more people!
