Low ceilings, which make them look like renovated old homes. Might as well renovate your old house and make an addition and save money on site work, demo, foundation, etc. Not to mention landscaping

It costs about $200 per SF all in. Tear down, site work and construction. It will add about $250 per SF to what the land is worth when complete.

I would expect $250-300 a square foot. If you want ultra custom, think the kitchens you see on Pinterest, and high end construction quality (masonry, faux slate or slate roof, metal or wood windows, high end trim, high end door package), you are getting into the high 300’s and up.


Mid grade builders listed in this thread are doing it for $200-250 sq ft before site work. Closer to 250 if you stay around 4K and closer or even sub 200 if you go bigger.

Rough ballpark estimate of build cost: $300 per square foot x 5,000 sq feet is $1.5M. Obviously, this depends on fixtures and finishes. The reason why builders build a big footprint is because there are fixed costs that they can allocate that cost across per square foot so a smaller house won't be linearly cheaper than a bigger home.

Our house is old and isn't worth updating (floor plan, bathrooms, electrical, etc.) but our lot is great. We don't want a McMansion by any means, maybe 3,500-5,000 sq feet with multigenerational living. How much is it to build new? We get the "20854" tax that contractors and vendors just apply because of the location.

What's the ball-park for a new build? What about teardown cost?
