They are built in a factory, and trucked over in a few pieces and installed on-site. Cost is lower because the majority of homebuildig is done in their factory.

This is either entirely undo able, or gets you the most builder grade crap. Think vinyl siding, asphalt roof, Home Depot trim, and literally everything off the shelf and nothing custom or semi custom.
I would expect $250-300 a square foot. If you want ultra custom, think the kitchens you see on Pinterest, and high end construction quality (masonry, faux slate or slate roof, metal or wood windows, high end trim, high end door package), you are getting into the high 300’s and up.
