In a similar boat. We were looking in Bethesda and N Arlington in that price range and have now expanded our search to DC. It is amazing how much more you can get in DC, and the commute would also be better.

Ugh yeah that’s a brutal price range in N Arlington and FCC. Can you go any higher or are you already stretching? Once you hit $1.5M ish list price it cools down a bit. The spring market is super hard though. It’s a lot easier in the fall and winter but there’s less houses on the market so tradeoffs…

Watch the 1.1 to 1.3 listings like a hawk (or have your agent doing this), see it immediately the day it goes live and your agent can take you, and bid way up with an escalation clause.

Sold a house in FC a few weeks ago; 5 offers within 3 days, most waiving all contingencies, all with escalation clauses. We sold to the second highest bidder (the highest hadn't waived inspection), and it was over 100k over asking. We close next week, so I guess it ain't over until then.

I can only speak to my neighborhood in 20854. It’s an excellent school district but we have smaller 1970s homes. We saw things stall out in October. Many houses sat for months and were eventually pulled off the market. A few weeks ago it seemed to pick up. Several homes have recently gone under contract within days. I’m not sure about if they are getting multiple offers or going above asking when appropriately priced as I’m not privy to that info. However, my neighbor’s did go over asking after being very underpriced. I don’t know if they intentionally did that to get a bidding war.

I live a few streets away from this one in Beverley Hills / Monticello Park (a mile up the hill from Del Ray in Alexandria City): https://redf.in/KN18uH

It looked really busy Friday/Saturday on listing week and went Pending on Sunday.

I have no insider knowledge, but based on the foot traffic I have to guess it went for over asking if they accepted an offer that rapidly.

Can’t comment on the DMV as a whole but things are moving very quickly in CCDC / AU park area. No real signs of slow demand in those markets. Not really seeing houses go above asking, but folks are coming in with multiple offers at or just below.

I wouldn’t really expect weakness in the inner beltway desirable SFH neighborhoods. Not sure about the Ashburns of the area.

What are people seeing?

Anybody attend an open house where the house got multiple offers?

Anyone hearing of cash offers or quick closes?

Very interested to see if world events are keeping people on the sidelines or if there is pent up demand.

It would be interesting to see data points in DC all the way out to Ashburn, with everything in between, to get a sense of the general market.
