It is because Compass has huge portion of the market in this area and they are keeping all their listings internal. If you sign with a Compass agent, they will open up their overpriced homes to you. There's already one lawsuit over this, I am confident there will be many more.

There is low inventory. You are going to need to watch the MLS very closely (or be sure your agent does), and target properties that are not listed at the upper range of your budget so you have room for escalation/bidding wars. We recently sold our house in FC in the Mclean hs pyramid, and our agent made offers due 3 days after the listing went live and the winning offer was over 100k over list. It's a bit of a snooze-you-lose situation for buyers.

I do expect a bit more to come on the market in a bit as the spring market heats up, but then you have more buyers out there to compete with as well.

Where are all the houses? Where is the spring inventory? I've been trying to buy a house $2.5 million 2 $3, million in Northern Virginia/McLean. There are no houses to even go look at. Or they're all terrible new builds. Where are the houses? I thought there was going to be openings after doge and administration Uncertainty... doesn't look like anyone left.
