That said, this house is very dated for this price point. I get what they are thinking holding out at this price -- great bones, good location, decent size. If rates were low OR inflation wasn't making renovations very pricy, there get that in a heartbeat. But the combo of higher monthly payments and knowing this place needs, if not a total gut, a LOT of work, just pushes this out of reach for a lot of people. Maybe letting it sit for a while to see if you can find the right buyer makes sense. But I can see why it's not moving.

I absolutely love this house. This is gorgeous. I’d add a mural or some detailed trim in the dining room, but that’s it. Nicest one I’ve seen on dcum in a while. 10/10.

Yeah, that needs a lot of work and that’s such a busy area. Battling for parking with everyone getting to CVS, Library, 8th street, E market etc. on the other hand, if you are committed to biking and metroing and want to embrace it, maybe it’s for you!

Needs work to make it work better. A full bath in the main floor is a waste and there’s only one upstairs. Hard to tell if the basement can be reincorporated. Busy area and the metro plaza/library vagrants are no joke and not going anywhere, with or without the new library construction finishing.

So funny - I walked by this house today and wondered, "huh, how much?" But then my next thought was "yuck, wouldn't want to live so close to Eastern Market metro." I have a friend on this block - she complains about non-stop bongo drums and homeless/druggie types that regularly pull up on her front steps and slump over.

No bedroom on the main, but curious the realtor didn’t include the basement floor plan. Looks like there’s a kitchen down there.

It is close to the library construction, but not sure if potential foot traffic would depress the price.

Great block, although right next to metro.
Decent size, but price has barely dropped after a relist. Been on market since late fall.
