Way too small for the price, way too dumpy for the price.

Small, dumpy, needs renos, no garage.

The kitchen size is the dealbreaker.

Tiny for the price. Plus, needs several hundred thousand $ worth of work in my estimation. It's an ugly place, inside and out (sorry).

And, it's too expensive for a teardown in that location.

Pictures are trash to boot.

I didn’t even look at the link. It isn’t that deep. It’s too expensive. That’s why it is sitting.

I can't speak to all the factors but for one, the listing pictures are horrible.

I would have thought $1.6M MINIMUM in this neighborhood.

The house is currently tenanted… so that might be the case.

I live in the neighborhood (sort of) and the house is ugly. The other place the PP shared that sold for 1.3 faces the Giant garage and a bunch of apartment building. Not great in my opinion.

Price and needs a lot of updates. Not much you can do with that kitchen beyond putting on an extension.

This is obviously a teardown. What does a teardown on a 5000 sq ft lot go for in this neighborhood? I am guessing much less than $1.6 million.

We have a house in our neighborhood that the own keeps doing things to make it seem like a better house, and pricing in line with the other comps. But the only way it is going to sell is if the owner drastically lowers the price so the new owner can come in and gut the place, including reconfiguring. But the owner just keeps putting more lipstick on the pig. Two years on and off the market, the price never budging, the issues never solved.
