Tiny for the price. Plus, needs several hundred thousand $ worth of work in my estimation. It's an ugly place, inside and out (sorry).

And, it's too expensive for a teardown in that location.

Pictures are trash to boot.

I didn’t even look at the link. It isn’t that deep. It’s too expensive. That’s why it is sitting.

The house is currently tenanted… so that might be the case.

I live in the neighborhood (sort of) and the house is ugly. The other place the PP shared that sold for 1.3 faces the Giant garage and a bunch of apartment building. Not great in my opinion.

We have a house in our neighborhood that the own keeps doing things to make it seem like a better house, and pricing in line with the other comps. But the only way it is going to sell is if the owner drastically lowers the price so the new owner can come in and gut the place, including reconfiguring. But the owner just keeps putting more lipstick on the pig. Two years on and off the market, the price never budging, the issues never solved.

Long way of agreeing: it's always the price.
