Are they not allowing inspectors on the property? As-is doesn’t mean that a prospective buyer cannot get an inspection for their own information. It means that the sellers won’t address any issues or entertain inspection contingencies.

Also at first I didn't understand the easement but it looks like that relates to the neighbors in the houses next door. I assume they need to drive over the yellow house's asphalted/concrete front yard to get to their houses.
That probably relates to how they separated their set of properties from Old Georgetown Road. And that whole situation might prevent you from modifying that area to make better curb appeal. Or keeping neighbors off your property. For example if you wanted to make a grass front yard with a fence.

Be sure you know what it's worth if sold conventionally.
Understand why they are choosing auction to sell.
Know your maximum bid.
My grandpa died in his home. And my grandma died in a senior apartment. That kind of thing happens.
It looks like an old person's house with a young person also living there. Or maybe a partner.
It looks like they've been trying to do maintenance.
Do not overbid based on comps. You could try knocking on neighbors' doors to see what they are like and what they know. Somebody visited our house once to ask about our neighborhood.
