True. But they did put it on, and it's been sitting for almost a month. Reality may be setting in. If OP wants the house, just offer and see if they counter. All signs point to them being stubborn, most likely against their agent's advice, but some seller's do figure out what's what.

It's overpriced. I'm guessing the agent has brought this up several times, and the seller is standing firm that they want to sell for more than they bought it for. They won't.

Hmm. Good question. It is quite small, most of the other townhomes back in that development appear to be larger, but one that is about the same sq footage as this one and about a block over sold for 1.13M less than a year ago. However, I see that one that is much larger and in that same area just a few blocks away (2,037 sq ft) sold this week (with a list price anyway, we don't see the real price online until after closing right?) for 1.06M and a bigger one (2345 sq ft) one block over sold in Oct for 1.1M.

So, looks like the sellers or their Realtor didn't get the memo that the market has cooled. My guess is it's the sellers, insisting on that list price, no matter what their Realtor says.

You should be able to offer under 1M and be accepted -- but like I said it looks like there may be some unreasonable sellers here. I would offer $925ish? Maybe lowball with $900 to start a dialogue given that there is clearly not a bidding war going on here? But yeah, I wouldn't be surprised if unreasonable sellers are just digging in and wanting over 1M, and that's that. Calls to mind my favorite quote from Forrest Gump: "Wantin' ain't gettin'."

Paying $950K for this townhouse would still be overpaying.

Overpriced, and not just by a little.

It looks nice, but it has surprisingly small square footage, so it may feel even smaller than it looks online, when you go in person.

I mean, they are still asking over $1m for a 1500 sq ft, 59-year-old townhome in a quiet suburban area, not near the metro?

It’s been on the market since on and off since last year. All other townhouses in this community have sold reasonably quickly. Owner bought it for 975K in 2024 so it’s not worth the asking price but why isn’t it selling. What would be a reasonable offer to make? Any concerns with townhouses in kings manor, besides being pretty old?
