Not sure if most people really like the modern farmhouse. My impression of affluent buyers is that anything new and nice does the trick. Builders chase the trends. Buyers follow.

Builders can spend $1 M on a lot and build a 3,000 SF house for $1,500,000 and sell it for $2,800,000 or build a 7,000 Sf house for $1,700,000 and sell it for $3,800,000.

Modern architecture has lower resale value in that area than farmhouse, McCraftsman, or Colonial architecture. The one recent modern architecture development was targeting south asian buyers. Most flippers are not targeting so narrowly.

Because builders want to make money and high square footage sells for more and it’s cheap to go from 4K to 7k sq ft.

Builders build what the market asks for. If you have different tastes, you can build from scratch to any design you like, or can look for an existing home which aligns with your preferences.

I want like to buy a house in McLean - but I don’t understand why there aren’t more new construction houses that are more modern and less then 7000/8000 sq ft? I feel like they all look like large farmhouse - some very nice - but all so similar?
