Then do it. If you think you're worth 5-6% commission and don't see writing on the wall then joke is on you.

I agree. A total of 3.5% is common now but realtors are still pushing for 5% commission. They do get a sucker or two now and then otherwise business is down for them.

Who says 1.5-2 is good? On a 1.5 million property this is $22,500-$30,000 to sell your house. This is highway robbery. Wake up people.

None officially. But if you have an easy property to sell, you have leverage and can negotiate. Especially with an agent who is eager to break into your market. Play the game to your advantage. There is no set price for selling your house (some degree of tacit collusion exists out there but no commission percentages are set in stone).

I don't think the % has actually changed, they just need to disclose and you potentially pay separately now.

We paid 2.5 when we sold and all of the agents for buyers were 2.5% except one at 2%. Family friend for agent so didn’t get too aggressive in negotiating costs, but sadly it seems like 2.5% is the standard now.
