I have a long history with this friend spanning decades. She was my maid of honor, threw me my baby shower and was my BFF until about a decade ago. She got divorced and basically ghosted me for many years. Since Covid, we met up twice. I send her a Christmas card and she may text how much our kids have grown. We bought a beach house last year and I spent a weekend with her there this past summer and that was the first and last time I saw her in 4 years.

Our beach house sits vacant. We don’t rent it out but we’re considering renting it out this summer. We could probably get $1k per night for the house during peak summer months. We have yet to let anyone go there without us.

No
She sounds mentally unstable.

The discounted family renter of our beach house who promised to follow the rules and never did. Parties, broke stuff, couldn’t ID problems, was messy, told everyone, became entitled.

I would. But that is me and my friend group. In fact, one of my oldest friends let me use their brand-new, never used one bedroom apartment in a resort town for a few months just so I could recharge. Of course, since it was new it didn't have things like glasses, plates, curtains, etc., etc. So I ended up shopping for all that and they got it for free.

$1k a night is bizarre. And a brand new house for you guys? What does your spouse think?

I can rent a huge hamptons house for $40k a month in summer and split it 5 ways.

No. What happens when you want to use it and she’s still displaced?

This seems like a repeat post.

I don’t think staying free in someone’s beach house is going to get her life on track. She needs some professional therapy help and gumptions

Do you ever go in the off season? If not, I'd say yes. You're actually better off having someone living in the house.

Make something up- broken pipes, renovation, relatives get pissed, etc.
