Managing real property is like being a firefighter. Most calls are routine and simple but you need to be prepared and able to act at a moments notice in a way that is ethical and legal. That’s where the know it all types eff up the whole thing through their hubris. That’s how you lose your money.


Op, update yourself with certificates or any rental licenses you need as they are very easy to get. Stay involved and keep everything document and please please don't hire property managers because they would suck you dry. Have dealt with a few and never seen an honest one.

DC does have a property manager license, but it's not required for people managing their own property.

That's the whole point. Giving misinformation so that your clients ended up hiring you is shady. These PMs need to bring more value by doing a better job than just sucking someone in for the work.

Our neighbors have been renting their house for several years through a property management company. Now they want to handle it themselves. The management company told them anyone who signs a lease needs to have a real estate license. I assume that's bs meant to keep them on but is it true? Do people on this board who manage their own properties have a real estate license? This is in Montgomery County.
