If you would prefer to stay solvent and protect yourself from stupid mistakes and liability that will cost you big $$, then you probably should hire a property manager until you at least have some experience. Managing real property is like being a firefighter. Most calls are routine and simple but you need to be prepared and able to act at a moments notice in a way that is ethical and legal. That’s where the know it all types eff up the whole thing through their hubris. That’s how you lose your money.

DC does have a property manager license, but it's not required for people managing their own property.

There are separate licenses for real estate agents and for property managers. If you are renting out and managing your own property you do not need either one; you only need a license if you want to make money doing this for other people.
