This. While Amazon scaled back a bit, they still are hiring people in Crystal City.

Many people want N Arlington schools and the easy commute to DC.

Realtors care about their commission more than they care about honesty. OP's question is reasonable.

A SFH for 1.4? Is it tiny?

Looked at a house listed at $1.275 and it went for $1.425. Floors were a disaster, no basement and smelled of smoke.

Nah, we bought a move in ready SFH in N Arlington for under $1M in 2025 (pretty big lot too). If you don’t limit yourself to 22207 there’s options under $1M.

Oh I read wrong. If you are selling at that price point, you will most likely have a bidding war unless you are in a Kenmore or something.

Here's one that sold for a bit over $1.4. I assume it's a tear down.

I agree – I am looking under 1.3 and they move quickly unless there is some fatal flaw. The builder spec houses nearing $3M sit longer and tend to sell under asking. Most of the houses I’ve been following have sold at or above asking.

Prices in N. Arlington seem to be up from a year ago. Our neighbor just sold in one weekend for well over asking.

OP is not wrong, it’s always a good time to sell for any realtor. Also a good time to buy.

Someone on DCUM could have recently sold their place, have a similar home value and share their pricing and timeline.

Trying to decide whether to accept a job outside of the DC area, so that would require us to sell our house. It's a well-maintained SFH and comparable homes have sold for about $1.4 million in the past two years. But with all the federal government and contractor cutbacks, we're worried about putting the house for sale and not getting any bites. Our realtor says the market remains strong, but she also wants us to sell. Interested in your thoughts.
