I assume you are doing this for tax depreciation benefits to offset your income tax? One benefit of Trump bbb. If so… buy whatever makes your numbers work. Hard for us to say.

No.

Looking into insurance costs, if you can even find someone who will cover it

We own a short term rental on a lake in a state where there aren’t many. We charge the same per night as a beach house in Hawaii. Scarcity, my friend. Look for it.

I had a summer home on a lake. Beautiful neighborhood but 14 miles to the nearest grocery store, over a mountain. When that store closed, the nearest was 25 miles away. PITA.

Good point. We stayed at one last vacation and that was part of our review...bring food! The 'grocery store' was fine for beer and snacks but not cooking a meal.

Actually my real friend is already making millions. But you don't have to buy into this.

I'm an AirBNB owner x2. I'm telling you this isn't a good idea. Your friend might be making millions and profiting $0.

If they weren't profiting, do you really think I'd still pursue this? What's an "AirBNB owner x 2"? Does that mean you own 2 units? My friend owns dozens.

Indian Rocks Beach and Indian Shores are really nice. If you’re not worried about insurance and hurricanes there are probably deals to be found in St Pete Beach.

I am looking to buy two homes, particularly in beach towns like Sarasota, Clearwater, Redington Beach, etc..in FL to start with. Clearwater has severe short term rental restrictions. Redington Beach always seems to desolate and I can't understand why it lacks the appeal other towns have. It's beaches are equally beautiful and pristine. Any native Floridians here that can tell me whats wrong with Redington Beach and what beach towns might be better?
