The home looks nice but the problem with those old homes is closets and master baths are too small. You have to convert a bedroom into a roomy master bath room and walk in closet.

Also, prices in region are below the peak of 2022-2023 for many sold houses.

From my extensive interaction with many local realtors it usually takes them a year or so to get “calibrated” with local selling conditions. Eventually reality sets in though. I’m seeing this now with listing pricing more in line with market conditions.

In this market they will end up selling for close to what they paid for it (around 1 million). It's already been on the market for 4 months. Clearly they have been pricing it wrong.

Is this neighborhood getting rezoned to Woodward? We were looking here last year and felt it was way overpriced for the old homes on tiny lots. We opted to buy in Rockville mainly because Alta Vista is being rapidly taken over by McMansions and we didn’t want to be eventually be sandwiched between enormous new builds.
