Alexandria to Tysons is not a fun commute, especially when Reston is right there.

You'll overpay for what you don't need in many parts of nova because of fcps school zoning, so stay away from mclean, vienna, and falls church city

You don't want to live next to the poors either. I won't mention the names of those areas.

Arlington away from the metro and Reston come to mind to be close enough to Tysons.

I would stay away from MD and DC due to the 495, 66 traffic.

We're empty nesters living in CC, MD, in the house where we raised our kids. We love the convenient location -- walk to Metro, bike or walk to Capital Crescent Trail, walk to Bethesda. If I were in OP's position, I'd either stay in Arlington and look for a house with a great location and good bones and renovate to my taste or look in Palisades DC. The empty nesters we know who live in McLean, Great Falls and Vienna gripe about having to drive everywhere and not knowing any of their neighbors.

Depends on what you're looking for. Vienna is pretty densely populated and has traffic issues, but you'd have a lot of options in your price range. McLean is less busy and crowded and you may be able to find an elevator townhome, if that design appeals. Great Falls has some properties in your price range, and the area is generally more rural-feeling, quieter, less crowded, and less busy.

Same. I’d fully renovate it (including maybe refreshing the exterior) and work with an interior designer too. $2M isn’t enough for a quality new build around here with your specs.

I’d take a 90s colonial over anything new build. Even with tons of work, I’d get a rental apartment, fix the house the way you want and stay.
